Hotel
Vantage Point Real Estate Development Management, LLC and its senior professionals have extensive experience in a wide variety of hotel development efforts and have worked with the public sector in cooperation with a multitude of national and regional hotel operators to successfully package these projects. This work has led to construction of hotel projects offered in a broad spectrum of product types and prices (luxury, moderate-priced, all-suites, meetings-related, and budget facilities). These projects have been built in urban and downtown locations, suburban centers, waterfront and conference/resort settings, and in smaller communities nationwide.
Urban/Suburban Hotels
Work supporting these developments has included hotel economic and market analyses, packaging the development of new hotels, counseling local communities to prepare and issue RFPs to solicit developer proposals, and later guiding clients in selecting the project developer. A clear understanding of employment trends is an important consideration when deciding whether to invest in these urban and suburban properties. Hyatt, Marriott, Wyndham, Embassy Suites, Omni, The W, Red Lion and other notable chains now manage these urban/suburban infill hotel projects.
Conference/Convention Center Hotels
Our senior professionals have conducted market and development assessments to examine the feasibility of opening full-service conference/convention hotels. This work has included analyzing relevant trends, issues and opportunities, as well as documenting market potential which can be captured at a specific location. In particular, assistance has been provided in sizing the amount of meeting space needed, determining which amenities required in order to be competitive, parking needs, design considerations, marketing niches and other important factors. Hyatt, Marriott, DoubleTree, Crowne Plaza, Hilton, Adams Mark, Radisson and other nationally-prominent hotel chains manage these properties.
Recreation/Resort
Public demand for leisure activity is increasing as today’s maturing population is generally better educated and more physically fit than its predecessor. Incorporating these trends into this type of hotel product requires more specialized and sophisticated approaches. Our senior professionals have extensive experience in evaluating the recreational/resort lodging needs. In addition to assessing market and financial feasibility concerns, they typically address the seasonal demand effects, community impacts, government regulations and future industry trends in order to predict project risks. Many of these lodging feasibility assessments have been undertaken in a number of waterfront locations nationwide. As part of these assessments, economic, market and financial evaluations have been completed to facilitate hotel investment for public, private and public/private organizations. Marriott Hotels and Resorts, Hyatt, Starwood, Choice, Holiday Inn and Wyndham Hotels and Resorts manage many of these resort properties.
