Retained to evaluate the potential of developing CIT-controlled land adjacent to its existing facility and near a WMATA Silver Line Subway Station. Work included an assessment of current market for retail, office, hotel, and residential uses as well as the creation of a robust and flexible project financial model used to forecast the return for the mixed use project of 1.5M SF. The flexible model enabled the client to understand the potential value of its land holdings under various development and partnership scenarios and will be used during negotiations with private sector developers.
